Seasonal Start-Up & Shut-Down for Part-Time Residents

A great many houses around Estero are lived in for part of the year and left standing for the rest. What happens to the air conditioning during those empty months decides whether you walk back into the house you left or into a humidity problem that takes a contractor to put right.

An Empty House Still Needs the System Running

The instinct on leaving is to switch everything off. In this climate that is the one thing you must not do. Without dehumidification a closed Florida house will sit above seventy percent relative humidity all summer, and at that level mould grows on leather, fabric, timber and the backs of pictures.

The answer is not to keep cooling the place to seventy-four degrees for nobody. It is to leave the system running at a setpoint that keeps moisture under control while using very little energy — typically somewhere between seventy-eight and eighty-two degrees, sometimes with a humidistat set around sixty percent so the equipment runs on moisture rather than on temperature. The Shut-Down Visit

Done in the weeks before you leave, this is about removing the things that fail while nobody is watching. A blocked drain in an occupied house is a mopped floor; in an empty one it is four months of water into a ceiling.

The visit covers the drain line and pan, the float switch, a fresh filter sized to last the season, condenser condition, electrical connections, and the thermostat programming that will govern the whole summer.

  • A clean filter fitted, chosen so it will not be choked by September
  • Condenser rinsed of salt so it is not corroding through the wettest months
  • Contactor, capacitor and terminations checked while somebody is there to see them

  • Water heater, main stop and anything else you want left in a known state

The Start-Up Visit

Timed a week or two before you fly in, so anything found can be fixed before you arrive rather than on your first evening back. Equipment that has run unattended through a Florida summer deserves looking at before you rely on it.

We run the system up, take full operating readings, check the charge, clear the drain again, change the filter, and get the house down to a comfortable temperature and humidity ahead of your arrival. If something has failed while you were away, you hear about it by email with photographs, not by walking into a hot house at eleven at night.

Reporting to an Owner Who Is Not Here

Most of this work is agreed and paid for by somebody in another state, so the reporting matters as much as the wrench work. Each visit produces a short written record of what was checked, what was found, photographs of anything that needs a decision, and a clear note of anything that will want attention next season.

What should I actually leave the thermostat on?
For most closed houses here, seventy-eight to eighty-two degrees with the fan on auto keeps humidity in a safe range without much running. If the system has a humidistat, setting that to around sixty percent is better still, because it runs the equipment when moisture demands it rather than when temperature does.
Is a smart thermostat worth it for a seasonal property?
For a house you are away from, yes — probably more than for one you live in. Being able to see the indoor temperature and humidity from where you are, and get an alert when either drifts, turns a discovered disaster into a phone call. We will fit and configure one if you want it.
Can you do this for a rental rather than a second home?
Yes. Short-term rentals have a different rhythm — you want work landing between guests rather than at the ends of a season — and we schedule around a booking calendar rather than a fixed date.
