AC System Replacement & Right-Sizing

Most air conditioners near the Gulf are replaced somewhere between year ten and year twelve. The decision worth taking care over is not which brand goes in — it is what size, because an oversized system in a humid climate creates problems that no amount of service work will fix afterwards.

Bigger Is Not Better in Humidity

An air conditioner does two jobs: it drops the temperature and it removes moisture. The second one only happens while the system is actually running, because moisture condenses out of the air onto a cold coil over time.

Oversize the equipment and it satisfies the thermostat in short bursts, shuts off before the coil has been cold long enough to pull much water out of the air, and leaves you with a house that reads seventy-four degrees and still feels clammy. Then somebody drops the setpoint to compensate, the cycling gets shorter still, and the compressor wears out from starting rather than from running.

  • Short cycles that never dehumidify, leaving cold, damp indoor air
  • Compressor wear driven by start-ups rather than run hours
  • Uneven temperatures, because rooms further from the air handler never get their share
  • Higher purchase price and higher running cost for a worse result
  • Condensation on vents and around windows, and the mould that follows it

Sizing It Properly

The right way is a room-by-room load calculation. Orientation, glazing area and type, insulation levels, ceiling heights, duct location and condition, infiltration, and the number of people who actually live there. It takes a couple of hours and it produces a number specific to your building.

The wrong way is a square-foot rule of thumb, and it is the reason so many Florida houses have a system a half-ton to a full ton larger than they need. We will do the calculation and show you the result. If it comes out at the same tonnage you already have, that is a fine outcome — it just needs to be a finding rather than an assumption. Specifying for a Coastal Site

Equipment within a few miles of open water should be specified differently. Factory-applied coil coatings, corrosion-resistant cabinet hardware, and a mounting height that keeps the unit clear of storm surge and standing water all belong in the conversation before anything is ordered.

Refrigerant is also worth understanding. New equipment now ships with R-454B following the 2025 phase-down of higher-GWP blends, which affects parts availability and service procedures on both the system you are removing and the one going in. It changes nothing about how the house feels, but it is worth knowing what you are buying.

What Installation Day Looks Like

Old equipment recovered and removed, refrigerant reclaimed properly and documented. Line set either replaced or flushed, never simply reconnected. New pad or stand set level and at a sensible height. Electrical checked to current code. Drain line run with a trap and a float switch fitted.

Then the part that gets skipped more often than it should: the system is commissioned. Charge weighed in, airflow measured and adjusted at the blower, superheat and subcooling verified against the manufacturer figures, and the readings written down and left with you. An air conditioner installed but never commissioned will underperform for its entire life.

How long does a changeout take?
A straight swap of both indoor and outdoor equipment is usually a single day. Add time where the air handler is in a tight attic, where ductwork needs remedial work, or where the electrical supply has to be brought up to current requirements.
Should I replace both halves at once?
Generally yes. Matched indoor and outdoor equipment is what the published efficiency figures are based on, and a mismatched pair rarely achieves them. Replacing one half also tends to void the warranty position on the other. There are exceptions when the remaining half is nearly new.
What cover comes with an install?
Five years of labour cover on systems we install, sitting on top of whatever parts warranty the manufacturer provides — commonly ten years on parts if you register the equipment, which we will do with you rather than leaving it on a card in a drawer.
